About RentClaro
RentClaro is an independent guide for private landlords in England. We explain the new landlord register and the certificates and checks that go with letting a home, in plain English, with every fact linked to its official source.
Who runs this site
We're not part of the government, a council, a letting agent or a landlord association, and we're not paid by any of them. To register a property you need the official GOV.UK service; we can't register you.
How we check the facts
- National rules come from primary sources. Dates, fees, penalties and certificate rules are taken from GOV.UK, legislation.gov.uk and the Health and Safety Executive. Each figure is stored once and every page uses that single copy, so a change is made in one place.
- Every council is researched individually. We've checked all 296 councils in England, reading each one's own website and committee papers. So far we've recorded 268 civil penalty policies and 139 property licensing schemes, each with the date we last checked it.
- Every page shows when it was checked. The date at the top or foot of each page is the last time its facts were compared with the official source.
- We say when something isn't decided. Where the government has proposed a change but it isn't law yet, or hasn't said something at all, we say so rather than guess.
How the site is funded
The guides, deadline checker and email reminders are free. We plan to fund the site through a paid compliance tracker for landlords and, possibly, advertising. Neither affects what we publish: the facts come from the sources, not from anyone who pays us.
Found a mistake?
Rules change and councils update their policies. If something here is wrong or out of date, please tell us with a link to the source, and we'll check it and correct it.
