Stop carrying every certificate date in your head
Gas every 12 months. Electrics every 5 years. EPC every 10 years. Licences, deposits, right to rent checks, and from December a register to renew every year. Miss one and it can cost you £40,000, or the right to get your property back. RentClaro Tracker keeps track of all of it, for every property, so you don't have to.

Sound familiar?
- You know the gas check is due "around spring". Or was that the other flat?
- The electrical report is in an email somewhere. Probably.
- The engineer can only do Tuesday, the tenant's at work, and the date creeps closer.
- You heard about the latest rule change from a landlord forum, months after it started.
- Your agent says it's all in hand. You've never actually seen the certificate.
- You set calendar reminders. You've also learned to ignore calendar reminders.
None of this is carelessness. It's ten different obligations on ten different clocks, multiplied by every property you own, with rules that keep moving. That's a system problem, and it deserves a system.
The day you need your paperwork is the day it's out of date
A lapsed certificate doesn't announce itself. It turns up when a tenant complains, when the council asks to see your electrical report within 7 days, or when you need a property back and find the court can't help you.
Against that: about £3 a property a month, with your first property free.
2026 moved the goalposts, and it isn't finished
Here's what landed on landlords this year alone. Each one was yours to find out about.
- 1 May The How to Rent guide was withdrawn and every new tenancy now needs written terms.
- 31 May Deadline to give every existing tenant the official information sheet, or face a fine of up to £7,000.
- 2026 Maximum fines for electrical safety and unlicensed letting rose from £30,000 to £40,000.
- 1 October A new right to rent code of practice came in.
- 15 December The landlord register opens, with £65 a property to pay every year.
- Next EPC C is planned for 2030, and a new Decent Homes Standard for 2035.
We follow every change and tell you only about the ones that affect your properties.
"My agent handles it" isn't the same as handled
Most of these duties sit with you, the landlord, even when an agent does the day to day. The register itself has to be started by you and stays your responsibility. If you can't see every property's status for yourself, you're trusting that someone else's system never slips.
What handled looks like
- Every date in one place
- Gas safety, electrical report, EPC, licences, deposit protection and your £65 register renewal, for every property, on one screen. Green, yellow or red. No digging.
- Reminders that don't give up
- An email well before anything expires, and again until it's done. Gas reminders arrive inside the 2-month early window, so you can book early and keep your renewal date.
- Proof on your phone
- Every certificate stored against its property. When a council, tenant or agent asks, you send it in a minute instead of searching your inbox.
- Register-ready
- Everything the landlord register asks for, gathered before your region's window opens, so registering takes minutes. Then kept current every year after.
- A reason for good tenants to choose you
- Optionally share a public page showing which certificates were seen and when. Never "compliant", always the evidence, and only what you choose to show.
How it works
- Add your properties. Postcode and a few details. We work out your register deadline and show any council licensing schemes to check.
- Add each certificate's date, or upload the certificate.
- Get reminded before each one is due, with what to do and who can do it.
- Stay current on the register and, if you like, share your profile with tenants.

Questions landlords ask
When does the tracker launch?
We're building it now. Early access members hear first, and we'll email you once when it opens. Nothing else.
How much will it cost?
About £3 a property a month, with your first property free. Early access members get a founding price.
Is this the official landlord register?
No. RentClaro is independent and not affiliated with the government. You register on the official GOV.UK service; the tracker helps you stay ready for it and keep it current.
I only have one property. Is it worth it?
Your first property is free, and one property still has gas, electrical, EPC, deposit and register dates to keep straight. It's the easiest way to stop thinking about them.
I use a letting agent. Is it still useful?
Yes. The legal duties stay with you as the landlord, so it helps to see every property's status yourself rather than relying on someone else's system.
Does it say my property is compliant?
No. It shows what has been recorded and when it expires. Whether a property meets every rule depends on more than certificates, so we never label anything "compliant".
