When do you need to register your rental property?

England's landlord register opens on 15 December 2026, one region at a time. Your deadline depends on where the property is, not where you live. Enter its postcode to find yours.

Subject to Parliament: the register's regulations were laid before Parliament on 9 September 2026 and still need approval. The dates and the £65 fee come from the government's announcements and could change. The draft regulations.

Letting in Scotland, Wales or Northern Ireland? Their registers work differently.

How your deadline works

It follows the property
The deadline is set by the region the property is in. A London landlord with a flat in Birmingham works to the West Midlands deadline for that flat.
You can go early
Any property can be registered from 15 December 2026, whatever its region. The first £65 fee is pro-rated, so early regions don't pay more for going first.
Properties in several regions
Each property keeps its own region's deadline, but you can register them all at once.
After the deadline
Councils can fine you up to £7,000 for letting without registering, and you generally can't get a possession order. How fines and enforcement work.
Every year after
Registration renews annually at £65 a property, and you must keep the details up to date when anything changes.

Get an email before your deadline

One email when registration opens for your area, then 30 and 7 days before the deadline. Nothing else.

Add more properties

One per line, up to 19 more. Each gets reminders for its own region's deadline.

Questions landlords ask

When does the landlord register open?

The government's "Register your rental property" service opens on 15 December 2026, starting with West Midlands. Each region then gets a three-month window, with the last deadline on 14 November 2027 in South West.

Is my deadline based on where I live or where the property is?

Where the property is. If you own properties in different regions, each one has its own deadline, but you can register them all at once from 15 December 2026.

Can I register before my region opens?

Yes. Any property in England can be registered from 15 December 2026. The first fee is pro-rated, so registering early doesn't cost more.

What happens if I miss the deadline?

Councils can issue fines of up to £7,000, or up to £40,000 for false information or continuing to let without an active registration. Unregistered landlords also generally can't get a possession order.

Which region is my property in?

Enter the postcode above and we'll show the council and region. Regions follow the official English regions, so a property in Stoke-on-Trent is in the West Midlands and one in Milton Keynes is in the South East.
