Certificates and reminders
Every certificate and renewal date, tracked for you
Add the date of the last check and we work out when the next one is due: gas every 12 months, electrics every 5 years, an EPC every 10 years. Then we email you before each one runs out, for every property you let.

What it tracks
Gas safety record
Every 12 months. Our first reminder lands in the 2-month window when you can renew early and keep the same renewal date.
Electrical report (EICR)
Every 5 years, or sooner if the last report says so: you can enter the expiry date yourself.
Energy performance certificate
Every 10 years, with its rating. Anything below E shows up straight away.
Property licence
For selective, additional or HMO licensing. We show the schemes your property's council runs, so you can check whether you need one.
Landlord register
Your region's deadline before you register, then your renewal every year after. The register-ready pack
Anything else you choose
Boiler service, legionella risk assessment and landlord insurance, plus your own reminders, like a mortgage deal ending.
Reminders that don't give up
We email you 60, 30 and 7 days before anything is due, then on the day. If it runs out, we remind you every 7 days, up to 4 times, until you add the new date. Every property is in the same email, and you never get more than one a day.
Add the new date once the check is done and the reminders start again for next time. Optional checks follow our recommended intervals (12 months for a boiler service, 2 years for a legionella review), and we say plainly that they're recommendations, not the law.
In your calendar, and in your pocket
Your calendar: one private link adds every due date to Apple, Google or Outlook calendar, and keeps them up to date.
Certificates on file: upload each certificate as a PDF or photo, up to 10 MB. It's kept privately against its property, ready when a council, agent or insurer asks.
Share with a link: send someone a link to a property's certificates that works for 7, 30 or 90 days. It never shows tenancy or tenant details, and you can stop it at any time.
What it won't do
It never labels a property "compliant". It shows what you've recorded and when it runs out. Whether a home meets every rule depends on more than certificates, and we'd rather be straight about that than give you false comfort.
Questions landlords ask
Do I have to work out the expiry dates?
No. Enter the date of the last check and we work out when the next one is due. If a certificate gives a different date, like an EICR that recommends a shorter interval, you can enter the expiry yourself.
What if a property doesn't need a check?
Mark it as not needed, for example a gas safety record for a home with no gas, and it stops counting.
Do the reminders stop when I renew?
Yes. Add the new date and the reminders for that check stop, then start again before the next one is due.
Can I upload the certificates?
Yes, as a PDF or photo up to 10 MB each. Only you can open them, unless you share a property with a link.
