Repairs and contractors
Repairs reported properly, and fixed without the phone tag
Your tenant reports the problem with photos. You send it to your plumber or electrician in one click. They see the details with no login and mark it booked in and done, and your tenant is told at every step.
Pro £5 a property a month for your first 5, then £2.50. Included in your 30-day free trial.
How it works
- Your tenant reports it in the tenant portal: what's wrong, where, whether it's urgent, and up to 4 photos. You get an email straight away.
- You send it to a contractor from your saved list. They get the details and photos by email, or you text them the link.
- They update it from the job link, no account needed: booked in, with a time, then done. Questions and access go in the repair's own conversation.
- Everyone stays in the loop. You and your tenant are emailed at each step, and it's all kept with the tenancy.
What it does
One place for every repair
Open repairs on your dashboard and on each property's Repairs tab, urgent ones first.
Your contractors, saved
Plumber, electrician, handyman: name, trade, phone and email, ready to send jobs to.
No login for contractors
A private job link shows the address, the problem and the photos. It stops working a couple of weeks after the repair is fixed.
One conversation per repair
You, your contractor and your tenant talk it through in one place: questions, access, times. You decide whether your tenant is part of it.
A dated record
When it was reported, sent, booked and fixed, with the photos, in the property's history.
Private by default
Contractors see the job and the address, never your tenants' contact details or your other records.
Why a record matters
The government is consulting on extending Awaab's Law, which sets deadlines for landlords to deal with damp, mould and other hazards, to private rented homes. The consultation closes on 18 December 2026. The consultation. Whatever the final rules, being able to show when a problem was reported and what you did about it is what protects you.
Questions landlords ask
Do my contractors need an account?
No. They get a private link to the job, and can mark it booked in or done from it.
Can tenants report repairs without the app?
Your tenants use the tenant portal in any browser. If a tenant isn't on the portal yet, invite them from their page.
What about emergencies?
Tenants can mark a repair urgent. The form also reminds them to call the emergency services or the gas emergency line first if there's a gas leak or danger to life.
Is it on every plan?
Repairs and contractors are part of Pro, and included in your free trial.
